The condition of real estate markets and different property types within the target markets are in a state of constant flux. CCI's strategy is designed to be flexible in order to capitalize on those changes. CCI focuses on buying in the early stages of an upward market swing. Previously purchased property types include office buildings, office condominiums, retail, apartment communities, mini-warehouses, industrial distribution and warehouse facilities, and land. These transactions include purchasing or developing of approximately 3 million square feet of real estate throughout the central and eastern portion of the country. CCI endeavors to make high quality commercial real estate investments available to individual investors who might not otherwise have the opportunity to participate in ownership of larger commercial properties. The characteristics of the properties in which CCI seeks to invest have historically included under valued, mismanaged, and under capitalized properties. Upon purchasing target properties, CCI formulates and aggressively implements property specific leasing and management plans. This includes making value added capital improvements where appropriate. CCI believes that value can be created in three ways:
CCI uses low to moderate leverage when making investments in keeping with its primary goal of capital preservation. This is consistent with the philosophy that low debt provides low risk. In order to purchase a property with some degree of debt, the building's cash flow must more than sufficiently cover the debt service. Currently, CCI has a loan to estimated value of 65%, which will decrease as our portfolio value continues to rise. We are proud of the fact that not one of our investors have lost capital by investing with CCI and many of our investors deploy their money with us over and over again. In fact, one client has participated with us in over 23 separate investments. Since its inception, CCI has invested in suburban office buildings, multi family, land for development, and warehouse/manufacturing facilities, and has realized average returns in excess of 22%. |
